Buying without flying in for every step

  1. You choose a property

    From this site, or we search for you based on your budget and the area you want.

  2. We check the file

    Title, owner, registered charges, plot size: we consult the land registry before you pay anything.

  3. You visit by video

    Live tour on WhatsApp at a time that suits you. A relative can also come along with us.

  4. The notary prepares the sale

    Written offer, then a sale agreement signed at the notary’s office.

  5. You pay through the notary

    Funds go through the notary’s account or a bank transfer, never in cash to the seller.

  6. The title moves to your name

    Deed of sale, then transfer at the land registry. We follow the file to the end.

Can’t be there for the signing? A power of attorney lets someone you trust sign for you. The notary will tell you the required form; it usually has to be legalised by the Cameroonian consulate in your country.

What a land title can hide

A copy of a title does not tell the whole story. These are the situations a check can reveal before you pay.

  • The property was already sold

    Two buyers, one title. Only a transfer registered at the land registry protects the buyer.

  • A mortgage is registered

    The property secures a loan taken by the seller. Until it is released, the bank keeps rights over it.

  • The registered owner has died

    Until the estate is settled, no single heir can sell on behalf of the others.

  • The area does not match

    The listing says 500 m², the title says 400: you need to know why before you pay.

  • The title is irregular

    A title issued on public land or without due process can be withdrawn by the administration.

Selling a property in Cameroon from abroad?

We check the file, take photos and video, show the property to buyers and report back after every visit.

Why are prices also shown in euros?

The CFA franc is pegged to the euro: €1 is always 655.957 FCFA, so the conversion stays stable.

Can I buy without travelling to Cameroon?

Yes. Video tour, remote file check, payment through the notary, then signing by power of attorney if you cannot travel.

Are the land titles of these properties checked?

Each listing shows what the seller states and what we have already checked. Before any offer, we verify the title at the land registry.
