Land title check: know what you are buying

Before paying a deposit, have the land title checked. We consult the land registry records, go to the site and give you a written report.

What we check

  • The title exists and matches the copyWe request the title’s status from the land registry (property statement or certificate of ownership) and compare it with the copy you were given.
  • The seller is entitled to sellRegistered owner, co-owners, heirs, attorneys: we check who must sign.
  • Registered chargesMortgages, caveats, objections: anything recorded against the title that must be cleared before the sale.
  • The estate, if the owner has diedHeirship judgment, estate declaration, transfer to the heirs: without these, the sale is fragile.
  • The land itselfArea, boundary markers, limits, occupation: we compare the plot with the title plan.
  • PlanningPlanning certificate and, for a house or building, the building permit.

How it works

  1. You send us a copy of the title

    A clear photo is enough to start, with the property’s location and the seller’s name.

  2. We give you our fee and timing

    Before we start, based on the city and how complex the file is.

  3. We consult the records

    Land registry, cadastre and, if needed, the town council.

  4. We visit the site

    Photos and video of the boundary markers, limits and occupation.

  5. You receive the report

    What is in order, what is a problem and what must be fixed before signing. We then go through it with you on a video call.

Situations a title check can reveal

Any one of them can cost you the property or the money you paid.

  • The property was already sold

    Two buyers, one title. Only a transfer registered at the land registry protects the buyer.

  • A mortgage is registered

    The property secures a loan taken by the seller. Until it is released, the bank keeps rights over it.

  • The registered owner has died

    Until the estate is settled, no single heir can sell on behalf of the others.

  • The area does not match

    The listing says 500 m², the title says 400: you need to know why before you pay.

  • The title is irregular

    A title issued on public land or without due process can be withdrawn by the administration.

Legal framework: land titles in Cameroon are governed by Ordinance No. 74-1 of 6 July 1974 on land tenure, and by Decree No. 76-165 of 27 April 1976 on the conditions for obtaining a land title, as amended by Decree No. 2005/481 of 16 December 2005.

Do I need to be in Cameroon?

No. Everything is done remotely. You receive the report by email and we review it together on a video call.

How much does a check cost?

The fee depends on the city and how complex the file is. We tell you before we start, and nothing goes ahead without your approval.

Do you check a property I am not buying through you?

Yes. The title check is a service in its own right, whoever the seller or agent is.

Is a copy of the land title enough?

No. Forged copies circulate. Only the land registry records are authoritative.
